Always remember that the first thing a potential buyer sees is the outside of your home (whether on an appointment to see your home with their real estate agent or as they drive through neighborhoods looking at homes). There's that old saying "you don't get a second chance to make a first impression." Make sure they're impressed as they drive by or walk up to the door to come in!

Did you know that your prime rooms for resale are your kitchen and bathrooms? If you're planning on any updating, these rooms come first! As your agents, we would make certain to provide you with very helpful tips on what you can do to spend the least amount of money getting your home ready to sell for the highest price!

When marketing your home, make sure that anything that has to do with electricity or water is working properly. Things like a burnt-out lightbulb or dripping faucet lead potential buyers to believe there's more to it than may really meet the eye. Don't give them that chance, especially if you want to sell for top dollar!

Almost everyone has it, almost everyone wishes they didn't! It's a fact of life, but not when you're showing your home. It's hard to live your everyday life, and still show your home in tip-top condition. But, people do expect it of you, and the neater you are - the less cluttered your home - the more money you will generate.

It's key! We will help you with this. It's important not to price your home too low and lose money that's important to you and your family. At the same time, when your most critical marketing time is occurring (the first two weeks your home is on the market), you don't want to be priced too high. Remember when we mentioned that your key marketing time is the first two weeks? Well, your home is being checked by potential buyers almost the minute it hits the listing system. And, would you want to be looking at a listing without a photo of the home? How about interior photos? You'd be surprised how many listings don't even have the front photo up for at least a week.

Most buyers admit that they skip over homes that don't have photos. Realtor.com allows buyers to choose homes to view FIRST that have either multiple photos or a virtual tour. And, as we know, 70%+ of potential buyers are searching for their home on the internet. Make sure your real estate agent is doing your home justice!


Most Important, Choose The Right Agent For You

Don't hesitate to interview several agents until you get it right. It's important to find someone you know will care about your business, and achieve top-dollar for you. If you needed important surgery, you'd either find a trusted friend to refer a surgeon to you, or interview until you feel comfortable. It's no different here! Your home is your largest asset.
